Fencing

Purpose:

The purpose of this guideline is to define the design elements preferred for fencing in Cherry Creek Village North.  Some existing fencing materials used within CCVN are not considered preferred elements under this guideline.  Each fencing project will be considered by the Architectural Review Committee on its own merit.  All fencing projects require approval from the Architectural Review Committee.

 

Exemptions:

The brick sound abatement wall surrounding the perimeter of Cherry Creek Village North is exempt from this guideline. 

 

Maximum height:

The maximum height from grade for any fence or freestanding wall shall be 6 (six) feet

 

Minimum height:

The minimum height from grade for any fence or freestanding wall shall be 3 (three) feet. 

 

Styles:

While there are many styles of fencing available, some examples of acceptable styles of fencing are:

·        French Gothic

·        Lattice Top

·        Picket

·        Post and Rail or Split Rail

·        Screen

·        Shadow Box

·        Stockade

·        Tongue and Grove

·        Wrought Iron / Metal

 

Colors:

Muted earth and wood tones are preferred in fencing materials.  Painted and stained fencing will be evaluated by the Architectural Review Committee for continuity within the community.

 

Construction Materials:

Acceptable fencing materials are redwood, cedar, pressure-treated pine, wrought iron, and anodized aluminum.  Construction materials shall be of high quality.

Wooden fence panels shall have a minimum thickness of ¾ inch (1 inch dimensional lumber).  Lattice-topped fencing may have a minimum ½” thick lattice.

Metal fencing panels shall be rigid with a minimum ½ inch thickness on all elements.

Pillars and supports for fencing may be wooden, metal, or masonry.  Wooden supports shall be a minimum 4” by 4” dimensional lumber.  Metal and masonry supports shall be of sufficient thickness and massing to adequately support the fence panels.

 

Maintenance:

Fencing in Cherry Creek Village North shall be maintained in good condition.  Leaning or broken fencing shall be repaired, replaced or removed with 60 days.
